A modular home is built as a set of three-dimensional sections — modules — inside a factory, then transported to your land and joined together on prepared foundations. Once installed it is a permanent dwelling like any other: it requires council approval, connects to services in the normal way, and is not designed to be moved again.

The defining characteristic is sequence rather than materials. Because the modules are manufactured while the site is being prepared, two parts of the project run at the same time. That parallel sequencing, together with factory-controlled conditions, is the source of most of the claimed advantages in speed and cost certainty — and of the main constraint, since module dimensions are limited by what can legally travel on a road.

Published price guidance and build timelines for modular homes are collected on the overview page, with each figure attributed to its source.
